This one sounds logical on the surface, but it can seriously backfire. Overpriced homes sit on the market longer, and the longer a home sits, the more buyers start to wonder what's wrong with it. In today's market, buyers and their agents are savvy — they're looking at the data and they know when something is overpriced. A well-priced home from day one will generate more interest, more showings, and often more competitive offers than one that's been sitting for weeks with multiple price reductions.
