Helping investors analyze deals is one of my favorite parts of real estate. I love diving into the numbers, looking at different properties, and figuring out if a deal actually makes sense.
While I provide my customers with estimates and insights, I always encourage them to do their own research, and realize the data I'm showcasing to them is just an estimate. Every investor has different goals, and no tool is perfect. That said, I want to share a few key resources I use when analyzing investment properties.
1. Rentometer – Checking Long-Term Rental Rates
If you're considering a long-term rental, Rentometer is a great tool to estimate what similar properties in the area are renting for. Just enter an address, and it pulls real-time rental data from multiple sources to give you an idea of potential rental income.
The biggest advantage? It helps you gauge whether a property will cash flow based on rental demand in the area. But remember—this is just an estimate. I always recommend checking active listings or with local property managers for a more complete picture.

2. DealCheck – Full Property Analysis
For a deeper financial breakdown, DealCheck is one of my go-to tools. It factors in:
✅ Purchase price
✅ Loan details
✅ Property taxes
✅ Estimated rental income
✅ Monthly expenses
From there, it generates an easy-to-read report showing cash flow, cap rate, ROI, and other key investment metrics. It’s a great way to compare multiple properties quickly and see if they meet your investment goals.

3. PriceLabs Market Dashboard – Short-Term Rental Analysis
If you're looking at short-term rentals, you’ve probably heard of Airdna—but it can be expensive. A great alternative I use is PriceLabs’ Market Dashboard.
This tool gives insights into short-term rental pricing, occupancy rates, and market trends, helping investors estimate potential Airbnb income without paying for Airdna’s high subscription fees. Knowing the average nightly rate and projected occupancy is key when analyzing short-term rental properties.
Final Thoughts
These are just a few tools I use when working with investors, but they’re a great starting point. Whether you're looking at long-term or short-term rentals, having access to solid data can make all the difference in your investment decisions.
