Hey everyone! Q1 of 2025 is officially in the books, and there’s a lot to unpack in our Central Florida real estate market. Whether you’re buying, selling, or just curious, here’s the low-down on interest rates, supply, pricing, and how fast homes are moving.
🔍 Interest Rates on the Rise
As of May 1, 2025, the average 30-year mortgage rate sits at 6.76%. That’s a bump from where we were a few months ago, and it means monthly payments are a bit higher for buyers. If you’re on the fence, locking in sooner rather than later could save you thousands over the life of your loan.
🏠 Months of Supply: Who’s in Control?
Months of supply tells us how long it would take to sell current inventory at the current pace of sales.
- 0–6 months = Seller’s market (low supply, rising prices)
- 6–7 months = Neutral market
- 7+ months = Buyer’s market (more choices, potential price pressure)
In Q1:
- All property types: 4.7 months of supply — still firmly a seller’s market.

- Single-family homes: 4.1 months of supply — plenty of competition for houses.

- Condos & townhomes: 6.7 months of supply — creeping up into neutral territory thanks to HOA fee hikes, special assessments, and tighter financing rules.

💰 Average Sale Prices: What Buyers Paid
Across the board, buyers paid an average of $498,200. Breaking it down:
- Single-family homes: $559,122

- Condos & townhomes: $334,268

Even with higher interest rates, home values are holding strong, especially for detached houses.
⏱️ How Fast Are Homes Selling?
Speed matters! Here’s how long it took to sell a property in Q1:
- All property types: 94 days on market (median)

- Single-family homes: 91 days

- Condos & townhomes: 104 days

If you’ve been waiting for a slower market, condos and townhomes are catching a little breather, but single-family homes are still moving briskly.
