One of the biggest questions I hear from sellers is:
“Should I fix up my house before selling it, or just sell it as-is?”
And the honest answer is—it depends.
Sometimes doing light updates like paint, landscaping, or replacing fixtures can make a huge difference. Other times, the time and cost just aren’t worth it—especially if the buyer is going to come in and renovate everything anyway.
But there’s also a third option that most people don’t even know about.
💡 A Strategy to Sell for More—Without Paying Upfront
I work with a company that helps sellers make strategic improvements before we list the property—but you don’t pay them a dime until the home closes. This can be a game-changer for homeowners who want to fix things up but don’t have the funds available right now.
As an example, let’s say your home could sell today for $250,000 as-is, but if you replaced the floors and fixtures and gave it a modern refresh, we know from comparable sales that it could sell for around $300,000.
The company comes in, does the work for $15,000, and you don’t pay anything upfront. Once we close, they get paid back from your proceeds, and you walk away with more money in your pocket.
Of course, this is just an example, and results can definitely vary—but it’s a powerful option when the numbers make sense.
🛠 When This Makes Sense
This strategy works best when:
- The updates are cosmetic (think: flooring, lighting, kitchen/bath refreshes)
- The neighborhood supports a higher resale value with the updates
- You don’t have the upfront cash to pay for the work
It doesn’t always make sense—but if it does, it can be the difference between walking away with tens of thousands more at closing.
If you’re thinking of selling and wondering which path is right for your home, let’s connect. I’ll run the numbers and help you figure out the best move based on your goals and your timeline.
