Every year, right after the holidays, I notice the same pattern.

People start the new year with good intentions. They want clarity. They want to make smart moves. And they want to “do it right” when it comes to real estate.

But the biggest mistake I see people make at the start of the year is this:

They wait for the perfect moment instead of creating a plan.

Waiting Feels Safe — But It Often Comes With a Cost

I’ll give you a real example I see more often than you’d think.

I started talking with someone back in 2021 who was interested in buying in the Orlando area. At the time, she decided to wait for prices to come down before making a move.

Back then, the median sale price was around $402,000.

Fast forward to 2025, and based on the most recent data we have, the median price is now around $515,000.

When we recently talked about that difference, her response was still the same: “I think I’ll wait.”

And I get it — waiting feels safe. There’s no risk, no pressure, and no commitment. But over time, waiting can quietly move the goalpost further away instead of closer.

This isn’t about regret or saying anyone made a “wrong” decision. It’s just a reminder that trying to time the market perfectly often means watching it move without you.

Planning Beats Timing Every Time

The people who usually feel the best about their decisions aren’t the ones who timed the market perfectly — they’re the ones who had a plan.

That plan doesn’t mean you have to buy or sell right now.

It simply means you’ve thought through:

  • Your budget (Take 10 minutes and speak to a lender)
  • Your goals
  • Your timeline
  • Your backup options

When you have clarity on those things, you can act when the opportunity makes sense — not when headlines or fear tell you to.

Ironically, early in the year is one of the best times to slow down and think things through.

  • There’s less pressure.
  • There’s more room for real conversations.
  • And there’s time to explore options without feeling rushed.
