As part of my mission to support home sellers, I am sharing this comprehensive guide about the home improvements that add the most value to a home. It can be a game-changer in fetching the right price for your home.
Keep in mind, while these are generally good ways to add value, you will want to speak to a Real Estate Agent, or an Appraiser to insure you are not, "over-adding" to your home and going way above what comparable homes are for the neighborhood.
1. Kitchen and Bathroom Upgrades
Investing your money in kitchen and bathroom upgrades is generally a wise move, as these rooms can make a significant impact on your home's overall appeal. Up-to-date appliances, modern surfaces, and efficient fixtures can dramatically enhance the look and feel of your home, making it easier to attract potential buyers. But moderation is key, avoid over-improving these rooms to a point where they no longer complement the rest of the house.
2. Adding Square Footage
Increasing your home's size can provide a substantial return on investment. You might consider converting a basement or attic into a functional living area, or perhaps adding on an entire new room if your budget and space allow. Keep in mind, though, that buyers often appreciate an open floor plan, so maintaining a good flow throughout your home is important.
If you are looking to add an additional room, please keep in mind certain building codes. For example, in Florida, a “Bedroom” means a room that can be used for sleeping and that:
a. For site-built dwellings, has a minimum of 70 square feet of conditioned space;
b. For manufactured homes, is constructed according to the standards of the United States Department of Housing and Urban Development and has a minimum of 50 square feet of floor area;
c. Is located along an exterior wall;
d. Has a closet and a door or an entrance where a door could be reasonably installed; and
e. Has an emergency means of escape and rescue opening to the outside in accordance with the Florida Building Code.
f. A room may not be considered a bedroom if it is used to access another room except a bathroom or closet.
3. Outdoor Improvements
Never underestimate the power of curb appeal. Outdoor improvements such as landscaping, installing a new roof, or adding a deck or patio can create a positive first impression that invites potential buyers in. Furthermore, outdoor living spaces are a sought-after feature - they provide a "bonus" area for entertainment and relaxation.
4. Energy Efficient Features
In the age of increasing environmental awareness, incorporating energy-efficient features in your home is a great investment. Energy Star-rated appliances, high-efficiency windows, and LED lighting can not only boost your home's value but also reduce operating costs, attracting a higher pool of potential buyers.
